RENT : Due on the 1st of the month unless otherwise stated in your lease.

Your account is invoiced for your rent amount on the day your rent is due. Any balance on your account after the 5th day late will have a $50.00 late fee added. 

KEYS, LOST KEYS, AND LOCK OUTS - There is a $40.00 service charge for lost keys or locked outs after four o'clock Monday  through Friday. Service fee for weekends or holidays will be $75.00. You will be invoiced for the charge.
Keys are to be returned on or before last day of occupancy. Charges will be assessed if keys are not returned or for locks being re-keyed, at the management's discretion. Re-keying charges are $100 per lock.

PETS:  Pets are allowed at the discretion of Management. NO PETS ARE ALLOWED ON PREMISES WITHOUT PRIOR WRITTEN APPROVAL, INCLUDING TEMPORARY PET SITTING. No more than 1 pet allowed. Minimum pet deposit is $200.00 per pet. Each cage, tank, dog or cat, equals one (1) pet. All animals must be treated for fleas and ticks. No animals may be tied or chained. No animals may be left outside unattended for any length of time without a fenced yard. If you walk your pets, they must be on a leash at all times. You are required to pickup and dispose of any droppings immediately. The city of Mountain Home enforces a leash law and all pets must be registered with the city. You will be asked to provide city registration and current vaccination records. All pets require a non-refundable pet fee and must be pre-approved by management. Pets that are not pre-approved, including pets you are babysitting will be charged a double pet fee and could be at risk of immediate eviction.  Tenants with pets are required to carry $300,000 liability renters insurance policy. Aggressive dogs will not be tolerated.

ALTERATION AND DECORATION: Tenants may decorate the apartment by hanging curtains, pictures, wall decor, etc. Over the door hangers must be used for any seasonal decorations to be hung on the doors. Any other alterations must have management approval. Painting, wallpaper, borders, stencils, etc. are not allowed without prior approval.

MAINTENANCE: Please contact Jo on any repairs needing attention. You may also submit an online request through your tenant portal at www.joadamsproperties.com. If you don't have a portal setup, please call the office for instructions.
If you have an EMERGENCY after office hours or on weekends, please call
870-405-0838, it will be forwarded to the appropriate person. If you get voice mail, please leave details about the problem and a number where you can be reached.
We consider an
emergency maintenance request anything that might do harm to you or the property. Including but not limited to: NO HEAT, NO AIR CONDITIONING, LEAKING WATER PIPE, OVERFLOWING TOILET, ETC.

If there is an EMERGENCY other than maintenance, such as domestic disputes, tresspass, a public threat or criminal activity, DO NOT call us, CALL 9-1-1 OR BAXTER COUNTY SHERIFF DEPT 870-425-7000.

GUESTS: Guests must be accompanied by residents when on the premises. Residents are solely responsible for the conduct of their guests and are responsible for all damages or other problems caused by their guests. For properties where water is included in rent, continuious extra guests present could result in an added fee for excess water usage.

OCCUPANCY: Only people listed on the lease may occupy the premises, unless a rental application is submitted and approved for additional occupants. If new occupant has a pet, and is approved by management, an additional pet fee is required.

NOISE:  If your living in one of our apartment/duplex communities, some noise from shared walls/ceilings is expected but may not exceed reasonable levels after 9pm. The tenant shall not make or permit any loud, improper, or boisterous conduct or otherwise disturb the comfort or interrupt the sleep of other tenants. All radios, televisions, and stereo equipment, or any other appliances or items which may cause noise, etc., must be turned down to a level of sound that does not annoy or interfere with other tenants. Automobile traffic must be kept to a minimum after 9pm and no loitering in the parking lot after dark. Disturbing other residents unreasonably is grounds for eviction. If noise from another unit is disturbing you unreasonably, please call or come to the office identifying the source of the noise if possible.

BUILDING SYSTEMS: Except for controls within their units, residents are not permitted to interfere with or attempt to operate any of the building's equipment or operating systems including lighting, plumbing, and electrical. All systems such as: drains, garbage disposals, toilets, and electrical outlets, will be used in the manner reasonably intended. Any damage caused by the resident to the above systems will be charged to the resident and are grounds for immediate eviction.

UTILITIES : Tenants are responsible for their own utilities, unless otherwise stated in your lease. Utilities must be switched over to your name upon signing of the lease. The utility companies will cut off service if not switched over within three business days.

HAZARDOUS MATERIALS: Resident shall not keep on the Premises any item of a dangerous, flammable or explosive character that might unreasonably increase the danger of fire or explosive character that might unreasonable increase the danger of fire or explosion on the Premises or that might be considered hazardous by any responsible insurance company.

WATER: In units where water is provided, resident will act responsibly to conserve water and will report running toilets and faucets to Management upon discovery. Water usage will not to be used as a source of bathing/showers/laundry for friends and relatives. Outdoor water activities such as washing cars, pools or sprinkler toys are not permitted.

DRAINAGE SYSTEM: Any damage caused by unreasonable use into the drainage or waste pipes of the 'leased premises' shall be the Resident's responsibility to pay the plumbing expenses occurred.

RESIDENT DAMAGE:  Jo Adams Properties is responsible for repair and maintenance of apartment damages caused by normal wear and tear. Residents will not attempt to repair damage without management approval. Damages caused by resident misuse or negligence will be repaired by Management at the resident's expense, including labor and materials.

SMOKE DETECTORS: Smoke detectors are supplied by Management. The tenant is not allowed to disconnect the smoke detectors for any reason. Batteries are to be checked monthly and replaced as needed.

SMOKING/VAPING: Although smoking/vaping is allowed outside of your unit, it is your responsibility to make sure that any cigarettes/cartridges used by you or your guests are not left out on the sidewalk, parking lot, or the grass. Any receptacles for cigarettes must be kept clean.

OUTSIDE: Residents of community units will not obstruct entrances, doorways or parking areas and do not block other tenants vehicles. Porches must be kept clean. Do not leave trash bags outside of doorways, put inside trash receptacles.  If Maintenance disposes of your trash, from your unit, or from any other place on the property, you will be assessed a $50.00 trash removal fee.
Outdoor lawn furniture and potted plants are permissible on your personal deck or balcony. Items must be kept off of the lawn and out of way of the grounds-keeper while not is use.  Receptacles for cigarettes are not permitted to be left on porches.  Management reserves the right to require resident to remove any undesirable items from around the doorways or sidewalks.

LOITERING: Spending time idly, loafing, and "hanging around" is not permitted in the parking lot or on sidewalks adjoining the parking lot. If you congregate outside, please be considerate of your neighbors, don't block walkways or driveways. Children are not allowed to play on upstairs walkways or stairwells or to run wild in the complex. Keep them in your yard space and not in your neighbors.

TRASH: Burning of trash is prohibited at all properties. A trash service is required.  If a dumpster is provided, it is for resident use only, unless otherwise permitted by Management. All trash must be place inside the dumpster. Please be sure to place your trash in plastic bags secured tightly at the top. Boxes should be broken down.  ABSOLUTELY NO FURNITURE ITEMS OR AUTOMOBILE PARTS OF ANY TYPE MAY BE PLACED IN THE DUMPSTER without permission from Management.

B.B.Q. GRILLS: A minimum distance of ten feet from the building must be met when the grill is in use. Coals from outdoor grills must be allowed to cool completely and disposed of in the trash. Do NOT put coals or ashes in the grass or gravel. No other outdoor fires permitted without prior approval from Management.

AUTOMOBILES: Parking spots are available for all tenants. If assigned or numbered, please be respectful and not park in your neighbors designated space. No parking on grass, lawn, curb or any other area other than what is designated. Any vehicle improperly parked or unauthorized will be towed away at the owner's expense. No vehicles, which are inoperable or in a dilapidated condition shall be permitted on the property. Automotive repairs and maintenance are prohibited in the parking areas.

CRIMINAL ACTIVITY:  Any illegal or criminal behavior by tenant or guests are grounds for immediate eviction.  If  Management suspects illegal drugs are being used on the premises,  management will exercise the right to conduct an inspection and the authorities will be notified if necessary.
